Overview

JOB TITLE: Property Manager                                                                                                                                                                                                                                          FLSA Exempt

 

 I.  Primary Function

 

The Property Manager is responsible for the overall management of assigned properties to meet the requirements of the ownership, investors, and residents. Reserve and increase the value and integrity of the properties through financial management to meet the objectives of management.  Accountable to maintain and enhance the value of customer satisfaction and revenue. Coordination of the operational activities including leasing, budgeting, vendor relations, and marketing

The individual must be able to plan and organize efficiently including prioritizing tasks and planning with the use of resources for optimal outcomes.  Property maintenance and management by inspecting property common areas, units and grounds on a regular basis while leading staff and ensuring the property's appearance is excellent as Resia’s Way.

The Property Manager must be able to work in an environment where being a collaborator is critical. Communication with all personnel is essential for the property/organization to succeed. Additionally, the individual must be willing to assist other team members as needed and successfully take on new responsibilities as demand requires.

 

 

Responsibilities

Typical Duties and Responsibilities

 

  • Oversees leasing, follow-up on pending applications, submit completed rental application to screening service. Notify applicants once they are approved and schedule the Lease signing and Joint Move-in Inspection. Review lease expiration dates and utilize Re-Certification/Renewal Process Checklist.
  • Oversees marketing utilizing the “Marketing Plan” by implementing Resident activities to promote Resident Retention.
  • Complete monthly Market Survey by shopping competition and be aware of neighborhood market conditions and recommend specials, promotions and/or advertising.
  • Complete “pre-inspections” for units that are on Notice to Vacate and determine the cause of the move-out.
  • Follow-up on delinquent rent and assess eviction process.
  • Work with staff to correct deficiencies during due diligence, inspection violations, and ongoing operations, taking ownership for resolutions.
  • Ensure maintenance service requests are completed and guarantee resident satisfaction.
  • Monitors and schedules all maintenance activities such as order supplies, coordinate and schedule Preventive Maintenance and daily update Make Ready Board to ensure timely recondition of apartments after move-out.
  • Conduct property inspections. Inspects the Maintenance Shop monthly to ensure compliance with OSHA and companies’ policy.
  • Review, approved PO’s, invoices, security deposit refunds and reclasses/accrue monthly expenses as needed.
  • Prepare Monthly Financial Reports by Reviewing monthly financial statements and budget variances.  Complete Weekly Reports, and others as required.
  • Participate in the completion of the annual budget and the Budget Recap/Summary and the Year-end Property Report.
  • Ensures all required permits/licenses by city, county and state are always current.
  • Prepare monthly team schedule and approve payroll including PTO request with proper coverage.
  • Manages onsite staff including maintenance providing performance review feedback.
  • Ensure fair, ethical and consistent treatment in all interactions in accordance to Resia’s guidelines.

 

 

Qualifications

Ill. Qualifications and Experience

 

  • Minimum three (3) years of leadership experience in multifamily maintenance or related field.
  • Bilingual English/Spanish preferred
  • Experience successfully leading a team with the ability to source, interview and manage employee performance.
  • Comply with and implement all company policies and procedures with all applicable health, safety, local and federal laws, Fair Housing knowledge.
  • Knowledge of state and local property management regulations
  • Proficiency in property management software and Microsoft Office Suite
  • High School Diploma or equivalent vocational/technical training preferred.
  • Valid Driver’s License

lV.  Knowledge and Skills

  • Proficiency in computer programs like Microsoft Office, Outlook, and Windows preferred.

Travel Requirements: Must be able to travel to other worksites when needed including and not limited outside of FL.
