The Regional Asset Manager is responsible for overseeing a portfolio of real estate assets within the assigned region. The primary goal will be to maximize asset value through strategic oversight, operational excellence, and financial performance. Strategically manage and collaborate closely with property managers, leasing teams, and Sr Manager Asset Operations to achieve optimal results. Oversee capital improvement projects and major repairs to maintain or enhance asset value.

The individual must be able to conduct regular property inspections and assessments to ensure assets are well-maintained and in compliance with operational standards. Develop and implement asset management strategies to enhance property performance and value. Assist managing projects, managing vendor relations, warranty items, and analyzing properties with respect to start up needs, transition, unit turnarounds, due diligence, and upkeep for lease up and stabilization. Supporting onsite teams ensuring the property's appearance is excellent as Resia’s Way.

Regional Asset Manager must be able to work in an environment where being a collaborator is critical. Communication with all personnel is essential for the property/organization to succeed. Additionally, the individual must be willing to assist other team members as needed and successfully take on new responsibilities as demand requires.

Responsibilities

Typical Duties and Responsibilities

  • Ensure Resia’s standards are met in the areas of financial performance, leasing, marketing, maintenance, compliance, and employee and resident satisfaction.
  • Monitor financial performance of assets, including revenue, expenses, and overall profitability.
  • Prepare and present financial forecasts, budgets, and variance analyses.
  • Manage tenant relationships and lease agreements to optimize occupancy and rental income.
  • Negotiate lease renewals, expansions, and terminations to align with Asset Management objectives.
  • Address tenant concerns and inquiries in a timely and professional manner.
  • Serve as a mentor to encourage skillset growth and guidance for team.
  • Oversee and manage strong lease up velocity and pricing on new development or stabilized projects.
  • Responds in a timely fashion to questions, correspondence, e-mails, and phone requests from clients, lenders, investors, contractors, vendors, and regulatory agency personnel.
  • Collaborates with the executive team through regular meetings and communication.
  • Provides strategy to implement near and long-term company goals.
  • Conduct market research and analysis to identify competitive landscapes, trends, and opportunities.
  • Develop leasing and marketing strategies to attract and retain tenants, optimizing occupancy rates.
  • Strategies to mitigate potential liabilities and ensure compliance with legal, regulatory, and safety requirements.
  • Work with legal, maintenance, compliance teams to address property-related issues and disputes.
  • Attain bids/estimates and support BUs on contract execution.
  • Prepare comprehensive reports and presentations for senior management.
  • Communicate effectively with internal teams, external partners, and third-party service providers.
  • Create and approve PO’s invoices, as necessary.
  • Conducts asset inspections for projects including land banks if needed.
  • Perform walks before and during due diligence.
  • Works with subcontractors and suppliers to resolve of improve quality issues and to implement effective corrective action.

Qualifications

Qualifications and Experience

  • Minimum 5 years of experience in multifamily maintenance or related field.
  • Bilingual English/Spanish preferred
  • Analytical thinker with an initiative-taking approach to problem-solving.
  • Strong leadership skills with the ability to motivate and guide teams.
  • Meticulous with a focus on delivering high-quality results.
  • Ability to thrive in a dynamic and challenging environment.
  • Proficient using MS Office Suite (Word, Excel, PowerPoint, and Outlook) and property management software (Resman/Yardi). CRM – Knock, Any Home.
  • Excellent written and verbal communication skills.
  • Must have proven organizational training skills.
  • Comply with and implement all company policies and procedures with all applicable health, safety, local and federal laws, Fair Housing knowledge.
  • Knowledge of regulatory agency quality assurance/quality control activities.
  • Understanding of corporate and industry practices, processes, standards, etc.
  • Ability to properly deal with sensitive/confidential information.
  • High School Diploma or equivalent vocational/technical training preferred.
  • Valid Driver’s License

 

Knowledge and Skills

 

Physical Requirements: Ability to lift 35 pounds. Ability to stand for extended periods of time, walk and climb stairs, climb ladders, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds in the work environment. Ability to push equipment up to 30 lbs. Ability to handle, finger, grasp and feel objects and equipment. Ability to reach with hands and arms. Ability to repeat various motions with the wrists, hands, and fingers. Employee must be able to stand for extended periods of time.  Frequently walk on uneven surfaces, including natural ground in varying weather conditions.

 

Travel Requirements: Must be able to travel frequently, visit assigned properties daily/weekly and to other worksites when needed including and not limited outside of FL, TX and ATL.
