JOB TITLE: Sr Manager – Capital Markets FLSA Exempt
I. Summary
The senior manager of Capital Markets will be responsible for leading all aspects of corporate and project finance, including land, construction, bridge, and permanent financing. Financing includes debt and preferred equity structures.
The senior manager of Capital Markets will report to the Chief Financial Officer. The manager will collaborate with team members in various departments, such as acquisition, development, construction, legal, risk management, and corporate finance, to balance value optimization with transaction risks and business objectives.
II. Typical Duties and Responsibilities
- Hire, manage, and lead the Capital Markets team
- Exceed aggressive capital raising goals through demonstrated work ethic and tenacity required to achieve top performance while meeting approved corporate budgets.
- Develop and maintain strong relationships with existing and prospective lenders to continually improve the cost of capital.
- Reviews the investment strategy, seeks out new opportunities, and recommends investment changes to manage risk and generate an acceptable rate of return.
- Measures and evaluates return on investment and trends that may impact the portfolio.
- Understand lenders’ criteria, location appetite, and restrictions to ensure the best fit with the company’s strategy.
- Articulate the strategy, objectives, and performance of the company’s investments to ensure alignment with the lender’s expectations.
- Oversee the preparation of financing request presentations and supporting memorandum to be shared with potential Lenders and Executive Leadership.
- Act as deal lead on lender’s due diligence processes, including data gathering from various business units and as point of contact for third-party consultants.
- Analyze and support negotiation of term sheets and agreements alongside internal counsel and the Chief Financial Officer.
- Review and coordinate the comparative matrix to compare term sheets, including debt metrics, cost of capital, tenor, guarantee requirements, etc.
- Oversee the sensitivity scenarios, including interest cap evaluations and draw schedule analysis.
- Lead the preparation of the buyout log, bank budget, and initial draw with equity spent to date to obtain approval aligned with specific project proformas.
- Be proactive in business development by outbound calling, conducting prospect meetings and through successful sourcing of new debt.
- Maintain working knowledge and understanding of current industry trends and market terms.
- Participate in project finance and risk management processes and strategic planning with senior management to assist in setting financial goals.
